1890 Montavilla Home Razed, Vacant Lot Listed for Sale

PORTLAND, Ore. – An 1890 home in the Montavilla neighborhood was demolished this fall, and the vacant lot is currently up for sale again.

The 124-year-old house was located at 7714 SE Washington. The house was 1,688 square feet, and the lot totaled 7,875 square feet.

7714 SE Washington 2The most recent sale date was in April 2013. It sold for $130,000. A demolition application was received by the city in June 2014. The house was subject to the 35-day demolition delay, as the developer planned to replace it with more than a single family home. The permit was issued Oct. 21.

The city received applications for new construction last month. The plans call for two new two-story buildings with four attached townhouse units in each.

Shortly after the construction permits were filed, the property appeared for sale on Craigslist.

While the listing advertises “two 4 plex lots WITH PLANS in the Hot Montavilla area,” city data does not show final approval for a lot partition at this time.

As of Dec. 3 the price was listed at $412,000 for the whole package. At the present time, it has been lowered to $350,000.

The demolition applications list the owner of the property, as recently as Oct. 21, as Aaron Jones. Property records list the current owner as Danny Jones. Both Jones’s are registered at the same address on NE 33rd.

Aaron Jones is affiliated with Yoshio McKennon LLC, which is a member of PHA Venture LLC. Jones was involved with a development on SE 26th and Hawthorne, which saw the demolition of one 105-year-old house, and the move of another to a nearby lot. In place of the historic houses he installed 77 units of housing designed by SERA Architects.

The applicant on the SE Washington demolition was Kevin Partain of Urban Visions. Partain is involved in numerous projects across the city, and makes frequent appearances on the Portland Chronicle weekly permit lists.

The contractor was Damir Karin of DK Homes LLC.

While the city has received the plans for the property, they are not yet under review, and will likely remain that way until a new developer purchases the land.
