PORTLAND, Ore. – A 92-year-old house in the Sellwood neighborhood of Southeast Portland has been razed to make way for 15 residential units just adjacent to Southeast McLoughlin Boulevard.

Located at 5624 SE 22nd Ave., the house was built in 1923. It was one story tall and totaled 573 square feet in size. It was built on a 5,000-square-foot standard lot.

On Feb. 6 the property sold for $276,000  to 5624 SE 22nd LLC. This business was registered by Benjamin Mcinnis, listing a business address in downtown Portland, three days prior to the recorded sale.

The applicant on the new construction is Rich Brooks of CIDA Architects.

On May 15 the city received an application for demolition of the 1923 home. The demolition was subject to the standard 35-day delay. The applicant and contractor for the demolition, as well as the contractor for the new construction, is I & E Construction, registered to Kiril Ivanov in Clackamas.

On April 28 the city received an application for new commercial construction on the property. The application calls for a three-story apartment building with five units on each floor for a total of 15 residential units. It will also include a “detached bike enclosure.”

The house was located in a high-density residential zone, which likely accounts for the decision to demolish it for multifamily housing.

The property is also located within a design overlay zone, which according to the Bureau of Planning and Sustainability “promotes the conservation, enhancement, and continued vitality of areas of the City with special scenic, architectural, or cultural value.”

The multifamily construction permit was issued Monday.
