1925 Grant Park Home to Be Leveled by Developer

PORTLAND, Ore. – Ninety years after it was built in the Grant Park neighborhood of Northeast Portland, a single-family home will be razed by a notorious development company to be replaced by one new house.

Located at 2581 NE 30th Ave., the house was constructed in 1925 and totals 1,366 square feet in size. It is built on a 4,500-square-foot lot.

On Oct. 19 following a death certificate recorded for the previous owner, the house sold to Portland Development Group Investments LLC for $485,000. This demolition and redevelopment company is very active across Portland’s east side in particular, and is registered to Mike Hubbell.

Registration for Portland Development Group LLC shows one address in Portland and one in Camas, Wash., as associated with the business registry.

One week after the sale closed, the city received an application for demolition of the 90-year-old home. The applicant was listed as Gene Hubbell of Portland Development Group LLC, while the contractor is listed by the city as simply “Gene” of the same development company.

Four days later the developer applied for construction of a new, two-story house. The existing detached garage would be preserved.

A Grant Park Neighborhood Association meeting was scheduled for earlier this week to discuss the demolition and determine whether the neighborhood would seek the extended 60-day delay extension.

The standard 35-day delay is likely to expire Nov. 30. A green fence has already been installed obscuring view of the house from the sidewalk, a move this developer has made at other pending demolition sites in the past.
