Apartments Proposed on Site of 1910 Division Home

PORTLAND, Ore. – Development of an apartment building that would likely see the demolition of a 106-year-old home is in its earliest stage on Southeast Division Street.

Located at 2915 SE Division St., the house was built in 1910 and sits on a 5,000-square-foot lot. The residence itself totals 1,868 square feet in size.

No recent sales have been recorded, with the last transaction taking place in 2002 when the property sold to Vicky Morton and Mark Humphrey for $200,000.

Business records show a law firm has its offices in the building.

On Dec. 29 the city received an early assistance application for development of a new apartment building on the site. The applicant was listed as Mike Coyle of permit middleman company Faster Permits.

Because an early assistance application is a preliminary step in a development project, there are no further details given on the proposed scope of the apartment building.

The city has not received an application for demolition of the 106-year-old house, but the layout of the property is such that it would be difficult to construct an additional structure while retaining the house.

The single-family home is located in a mixed commercial zone, meaning if a demolition application were submitted to the city the permit could be issued the same day without triggering a delay period.

The property is also included in a main street corridor overlay zone, which aims to “encourage higher density residential uses by allowing greater building heights, reducing required building coverage for residential development; and allowing more flexibility in site design.”
