Application Received for 108-Year-Old House Demolition: Ankeny Street Part Two

This is the second in a series profiling development on SE Ankeny St. This street is currently in the midst of massive redevelopment. Read part one here.

The city has received an application for demolition of a house on Ankeny St. in the Buckman neighborhood, and new construction on an apartment complex in its place.

The 2,162 square foot duplex was built in 1906.

It was purchased by Blackwood Lofts LLC on August 14. The sale price was $450,000. The property had last sold in 2005, for $280,000.

The application proposes to demolish the 108-year-old house and replace it with a “4-story multifamily residential building.” The application type is “Early Assistance – Zoning and Infrastructure Bureaus.” This means the developer will attend a meeting with city employees, and be reviewed by the Bureau of Development and Sustainability Land Use Services, Bureau of Transportation, Bureau of Environmental Services, and the Water Bureau.

The listed applicant is Mike Coyle of Faster Permits. This is a middleman service that handles permit applications for developers. Faster Permits will prepare and submit materials for applications, monitor the status, submit follow-up materials, consult with the developer, and process approved plans and permits.

Faster Permits will “advise of minimum submittable requirements” for a construction project.

Blackwood Lofts LLC lists its registered agent as Don Mutal, registered in Portland. Coming to Portland from Houston, he has previously worked on the Pearl District’s 300 Building and The Kingston.
