PORTLAND, Ore. – A formerly-vacant lot is the site of a new three-story townhouse development on a street experiencing a large amount of new construction.

Profiled by the Portland Chronicle in February prior to construction, the new development is located at the corner of Southeast 16th Avenue and Ankeny Street. The lot was formerly part of a parcel including the house directly to the west, but prior to that house’s 2014 sale the lot was partitioned and sold to development company Aiona Investments LLC. It is unclear what the sale price for the vacant lot was.

On the site Aiona Investments LLC is building three attached townhouse units, each three stories tall with an accessory dwelling unit and an attached garage.

The property is located in an R1 medium density zone, which allows for one dwelling unit per 1,000 square feet of land, meaning there could have been an additional townhouse built on the 4,187-square-foot land under the existing zoning.
