Mixed Use Proposed on Site of 77-Year-Old Sellwood Home

PORTLAND, Ore. – A 77-year-old house in the Sellwood neighborhood is on property proposed to be developed into a mixed-use building that would likely require demolition of the existing home.

Located at 7116 SE 16th Ave., the house was built in 1938 and sits on a 5,017-square-foot lot. The house itself is 1,319-square-feet in size.

On May 1 the city received an early assistance application for development on the site of the home. The application describes the proposed structure as a “small mixed use building” with retail space, apartments on the second and third floors and “owner’s residence” on the “top floor,” likely meaning the building would be four stories tall. It also states there would be private parking on the ground floor for the owner, but does not describe any tenant parking.

The most recent sales transaction listed on city and county records was in 1998 when the property sold for $155,000. At that time it sold to its current listed owner, Thomas R. Brown. For about four months in 2011 the property was transferred into a trust in Brown’s name, but was then transferred back into non-trust ownership.

The applicant on the development is Mark Garvey.

This is the only single-family house on its block, with the rest of the block home to the Boys and Girls Club.
