Modern Duplex Replaces Razed 1907 King Neighborhood Home

PORTLAND, Ore. – A two-story duplex by a Wilsonville-based developer has taken shape on the former site of a 108-year-old house in the King neighborhood of Northeast Portland.

Located at 4023 NE 7th Ave., the 108-year-old house was located on a 5,000-square-foot lot and totaled 1,424-square-feet in size.

The house sold to Firenze Development Inc. in 2015, a development company that is registered to Peter Kusyk in Wilsonville.

In April 2015 the Bureau of Development Services received an application for demolition of the 1907 house. The permit was issued Aug. 14 and the house was later torn down.

Kusyk planned to remove a large willow tree at the rear of the property, which spurred a petition by neighbors beginning in May and eventually reaching 159 signatures. However, the tree was cut down along with the building demolition.

In the fall a permit was issued to construct a two-story duplex on the site, including a basement and “tuck-under garage.” No sales of the new units have been recorded.

Kusyk previously demolished a 1904 church to build another duplex roughly two blocks from this property.
