New Construction Rises on Site of Demolished 1911 Craftsman

PORTLAND, Ore. – Two new residential units have taken shape on the former site of a 104-year-old house on Southeast Clinton Street in the Richmond neighborhood, after the house was demolished and the lot was split last summer.

The Richmond neighborhood house, located at 3106 SE Clinton St. and reported on by the Portland Chronicle in June and July, was built in 1911 and sat on a 5,000-square-foot lot. The house itself totaled 1,564 square feet in size.

It was demolished over the summer after a $250,000 cash sale to Sweet Home Clinton LLC, registered to developer Mark Desbrow of Green Light Development LLC.

The contractor on the demolition was Ethan Beck Homes Inc.

In September an underlying lot line was reopened to create two lots for new development on the site.

In October the developer applied to build two new single-family homes on the property, each two stories in height and including a tuck-under garage. The permits were issued in December and the buildings have taken shape since then.

While the buildings appear at first glance to rise three stories tall, that seems to be due to the tuck-under garage included at the base of each unit.

Green Light Development LLC was also behind the nearby D Street Village development as well as an upcoming demolition of three houses on Southeast Belmont Street for a 63-unit development.
