One-Story 1923 Arbor Lodge House Slated for Demolition

PORTLAND, Ore. – A 91-year-old house in the Arbor Lodge neighborhood has been approved for demolition.

The one-story single family residence, built in 1923, is a ranch-style house. The building, totaling 875 square feet, is located on a 3,750 square foot lot.

The property, located at 1604 N Dekum. sold in May for $170,000. Records indicate a case of estoppel by deed in 2008.

A permit has been filed for new construction on a two-story single family residence with a detached garage. The construction permit was filed on the same day as the demolition permit, suggesting the house will not be subject to the demolition delay ordinance: the delay is waived “when an applicant concurrently applies for ONE and only one replacement detached single family residence on the same tax lot where the residential unit/structure will be demolished,” according to the Bureau of Development Services.

The current owner is Creo Properties LLC, which lists Ben May as its member.

The business’s registered agent is Charles J. Huber of Cosgrave Vergeer Kester LLP.

Creo Properties LLC has been involved in similar recent projects, including one at 5034 NE Fremont. The house on that property is approved for demolition, the 3,845 square foot lot will be partitioned into two parcels, and a townhouse will be constructed on each new lot.

The applicant on the Dekum property is Todd Lasher of Lasher Design. Lasher also worked on the Fremont project.
