Townhouses Rise on Site of 1922 Westmoreland Demolition

PORTLAND, Ore. – Two units of attached housing have taken shape on the former site of a 93-year-old single-story house in the Westmoreland neighborhood of Southeast Portland.

The house was located at 6531 SE 21st Ave. It was built in 1922 and totaled 1,111 square feet in size, sitting on a 5,000 square foot lot.

It sold in March 2014 for $315,000, to N James and Dorothy Hawthorne, listing an owner address in San Luis Obispo, Calif.

The following month the city received an application for demolition of the one-story house and for a land use review. The applicant was listed as Robert Hawthorne of PDX Living LLC, registered in Portland. This business also lists Bart Bergquist as a member. The demolition permit was issued in August.

The land use review, approved in December, split the 5,000-square-foot lot into two parcels despite its R5 zoning. This is allowed on corner lots in the R5 zone, as per 33.110.240 subsection E.

Early this year the developer applied for new construction of a two-story, two-unit townhouse development. The applicants on the new construction were Robert Hawthorne and Wade Younie.

The structure has since taken shape.
