91-Year-Old Grant Park Home Razed for $1,049,000 House

PORTLAND, Ore. – A Northeast Portland home built in 1925 has been razed to make way for a house with an estimated future price tag of more than $1 million.

Located at 2581 NE 30th Ave., the house was previously reported on by this publication in November.

On Oct. 19 following a death certificate recorded for the previous owner, the house sold to Portland Development Group Investments LLC for $485,000. This demolition and redevelopment company is very active across Portland’s east side in particular, and is registered to Mike Hubbell.

One week after the sale closed, the city received an application for demolition of the 90-year-old home. The applicant was listed as Gene Hubbell of Portland Development Group LLC, while the contractor is listed by the city as simply “Gene” of the same development company.

The permit was issued Dec. 3 and the house has since been torn down.

Portland Development Group’s website lists a new house at that address as under construction. A real estate listing for the future house describes it as an “amazing new construction home-perfect blend of modern amenities & classic materials.”

The future house is estimated to be 3,409 square feet in size, and the real estate listing lists a price of $1,049,000 for the new house, which is $564,000 more than the developer paid for the previous house.
