‘Wilde’ Razes Creston Home for New Construction

PORTLAND, Ore. – One new house will replace a small 103-year-old home that was razed in the Creston-Kenilworth neighborhood following a January sale to a Portland developer.

The one-story house, located at 4210 SE 28th Ave., was built in 1912 on a wood post foundation. At 682 square feet in size it was located on a 5,000-square-foot lot.

On Jan. 15 the county recorded a sale of the property to Wilde Properties Inc. for $190,000, which is $4,000 less than PortlandMaps’ estimate of the property’s 2014 real market value.

One month after the sale the city received an application for demolition of the one-story house. Because the developer submitted an application for new construction of a single replacement house the demolition permit was issued the same day. This was prior to new code amendments taking effect in April. The applicant on the demolition was Mike Coyle of permit fast-tracker Faster Permits.

The house was demolished in early spring.

In place of the one-story 682-square-foot house Wilde Properties Inc. is constructing a two-story 2408-square-foot house that, according to Redfin, is on sale for $599,000, which is $409,000 more than the developer paid for the former house.

Wilde Properties Inc. is registered to Mark and Erika Wilde. A sign in front of the 28th Avenue redevelopment site advertises development company Portland City Homes, which is registered to Wilde Properties Inc.
