PORTLAND, Ore. – A house built in 1908 in the Boise neighborhood of North Portland will be demolished, with the lot partitioned for multiple replacement housing units.
The 107-year-old house is 1,422 square feet in size, residing on a 4,374-square-foot lot. Located at 3418 N. Commercial Ave., it sold in November for $307,280 as part of an estate sale, according to county records. There is no prior sales history, suggesting the house was owned by the same former owner for a number of years.
On July 30 the city received an application for demolition of the house, prior to the recorded sale. The demolition was subject to the delay period. The permit was issued on Feb. 13.
In place of the single-family home the developer is planning to install two attached housing units, each including an accessory dwelling unit “for a total of 4 new units,” the proposal states.
The property is located in an R1 zone, meaning there can be one unit of housing per 1,000 square feet of land.
The property is owned by Bristol Creek Homes & Development Co. LLC, registered to Brent Keys at an address in Northwest Portland. However, the company lists its principal place of business as an address in Las Vegas.
Bristol Creek Homes & Development Co. LLC is involved in a very similar project at 4541 N. Williams Ave., where a 1903 house has been approved for demolition and the lot will be partitioned for multiple housing units.
Keys has been involved with a number of development companies over the years, including Keys Homes Inc., Apple Orchard Homes Inc., Abu Dhu Construction Co., GDL Construction Inc. and Willamette Builders Group, whose license “expired after a disciplinary action” according to the Construction Contractors Board.
Construction permits have yet to be filed for the property on North Commercial Avenue.
