$506,000 Alameda Home Will Be Razed

PORTLAND, Ore. – A 90-year-old single-family home in the Alameda neighborhood of Northeast Portland will be demolished and replaced by one new house.

The house is located at 2122 NE Alameda St. and was built in 1925. City records state it is 3,613 square feet in size and sits on a 6,643-square-foot lot.

In 2013 the house sold for $506,000. Prior to that sale it had most recently sold for $33,000 two decades earlier.

On March 25 the city received an application for demolition of the 90-year-old house. The permit was issued the same day, as one replacement house is planned and this demolition application was received prior to new code ordinances taking effect.

In place of the house the developer plans to construct one replacement house, two stories tall with a tuck-under carport.

The permit lists the owners of the property as Cara Frey and Jennifer K. T. Warner. The applicant is Michael Leckie of Campos Leckie Studio, registered in Vancouver, British Columbia.

Campos Leckie Studio’s website displays a rendering of what the planned replacement will look like, calling the project “Alameda Ridge.”

The contractor on the project is Modern Organic Construction, a business which, although its business registry appears to be expired, is registered to actively-licensed construction company Wise Construction Incorporated. That company is registered to A. Whitney Thies and Mathew Thomas.

The construction permit for the Northeast Alameda Street replacement house was issued May 7.
