109-Year-Old Lloyd District House to Be Taken Down

PORTLAND, Ore. – A 1906 house in the Lloyd District of Northeast Portland will be deconstructed, with no construction permits yet offering a glimpse into the property’s future use.

Located at 1626 NE 9th Ave., the house totals 2,424 square feet in size and is built on a standard 5,000-square-foot lot.

The lot with the house is owned by Frogman Partners LLC, as is the vacant property to the south. This LLC is registered to Frank and Grace Schmitz.

At one time the two-story house was home to a pregnancy resource center.

On Sept. 29 the city received an application to deconstruct the two-story house as well as its neighboring garage. The applicant and contractor is listed as Our United Villages, which runs the Rebuilding Center that is often contracted for building deconstructions.

This is a rare example of a demolition permit that includes the information that the building will be deconstructed, as opposed to a traditional demolition.

There have been no construction permits or land use review intakes filed, but the property’s zoning offers some clues as to possible building heights.

The property is located in a central commercial zone that allows the maximum height of the commercial zones. Maximum height is regulated by floor area ratio, with a maximum FAR of 4:1 in the central commercial zone. The overall maximum building height is 75 feet.

Because the property is commercially zoned, the house demolition permit was issued the same day it was applied for.
