114-Year-Old Duplex to Be Razed by Everett Custom Homes

PORTLAND, Ore. – A duplex built in 1902 in the Sellwood neighborhood of Southeast Portland will be torn down by a Beaverton-based developer and replaced with new construction, in a development that will also include the felling of a large tree.

Located at 1421 SE Umatilla St. (also listed as 1433 and 1435 SE Umatilla St.), the building totals 2,472 square feet and sits on a 7,500-square-foot lot. A vacant 2,500-square-foot lot is adjacent to the property.

On Oct. 26 both lots sold for $800,000 to Everett Custom Homes Inc., a residential development company registered to Vic Remmers in Beaverton.

Two weeks before the sale was recorded, the developer applied for demolition of the 114-year-old structure. The applicant was listed as Diana Catron of Everett Custom Homes Inc., while the contractor was named as Acorn to Oak Remodeling LLC.

Because it is a residential structure the 35-day demolition delay was applied. The Portland Chronicle has erroneously reported in the past that duplexes are exempt from the delay.

The duplex has four bedrooms and two bathrooms, with two stories and an attic.

The demolition permit was issued Jan. 14. According to the demolition plan, besides the duplex demolition a large fir tree at the southwest corner of the property will be cut down.

In November the developer applied for construction of a new single-family residence on the site, a two-story house with a tuck-under garage, similar to many other Everett Custom Homes projects.

Although that is the only permit submitted so far, given the 10,000-square-foot size of the lot, its R5 zoning that allows one residence per 5,000 square feet in new land partitions, and the fact that there are two underlying lots underneath the current configuration, it seems likely there will be multiple new units built on the site.

This demolition is three blocks from another Remmers project under the VWR Development LLC name, in which two buildings at Southeast 13th Avenue and Spokane Street were demolished for an upcoming four-story mixed-use development.

The Umatilla Street demolition is also two blocks from an in-progress development by Urban Development Group, which is registered to Dennis Sackhoff, a relative of Remmers. That project, at Southeast 17th Avenue and Umatilla Street, saw the demolition of a commercial building for a four-story, 74-unit apartment building.
