1916 Albina Home Razed for Townhouses

PORTLAND, Ore. – Ninety-nine years after it was built in the Humboldt neighborhood of North Portland, a single-family residence has been demolished to make way for multiple new townhouse units.

Located at 5036 N Albina Ave., the house totaled 1,724 square feet and sat on a 3,300-square-foot lot.

In December the house sold to JSM Equities LLC for $315,000. It had previously sold in 1991 for $13,216. JSM Equities LLC is registered to Steven Melkerson and Ceanne Melkerson with a business address in Southeast Portland.

Shortly after the sale Melkerson applied for demolition of the 1916 home. The 35-day demolition delay was triggered, suggesting that the plan was to develop the site into multiple new units. This was prior to new code amendments taking effect in April which require the delay on all single-family residential zone demolitions.

The permit was issued in April and the house has since been demolished.

In March the developer applied for new construction of four attached townhouse units, each three stories tall and two of the units including a garage.

Construction permits for several of the townhouse units were issued late last month.
