1925 Home, Two Blocks from Alameda Tear-Down, to be Razed

PORTLAND, Ore. – A 90-year-old home in the Sabin neighborhood of Northeast Portland will be demolished to make way for a single new residence by a prominent Portland development company.

The one-story house, located at 3930 NE 20th Ave., was built in 1925 and sits on a 5,000-square-foot standard lot. The house itself is 1,446 square feet in size.

City and county records do not detail any recent sales taking place, listing Victoria Peterson as the owner for a number of years.

But on April 16 the city received an application for demolition of the 90-year-old home, with the application listing “Gene” of Portland Development Group LLC as the applicant and contractor. Portland Development Group LLC is registered to Mike Hubbell at 11124 NE Halsey St., suite 643.

Zillow lists a May 13 sale for $400,000 (which is nearly $88,000 less than the website’s “Zestimate” of the property’s market value). suggesting Portland Development Group LLC has purchased the house and that Zillow is ahead of city and county records in recording property transfers.

On April 28 an application for new construction was submitted, detailing a new two-story house without a garage to replace the existing one-story home.

The original demolition delay was set to expire May 21, but a second application for demolition of the house was received by the city May 22, triggering a new demolition delay period.

The property is located within an R5 zone and does not have any underlying lots of record, meaning one new house is the maximum that could be built on the 5,000-square-foot lot.

This house is about a block and a half away from a home on Alameda Ridge, also built in 1925, that was recently razed after a sale for $506,000.

The demolition delay period on the Sabin home is now set to expire June 26.
