The 115-year-old house, located at 4227 N. Massachusetts Ave., totals 1,752 square feet in size and is built on a 5,000-square-foot lot.

The house sold in December for $261,777. It had previously sold four years earlier for $224,339.

On Feb. 12 the city received an application for demolition of the house. It was approved and the permit was issued the same day.

A week later the developer applied for early assistance on a 12-unit residential building. While this is more than a single-family dwelling, the demolition delay did not apply because the house is located in a Storefront Commercial zone. Buildings located in commercial zones are exempt from the 35-day delay.

City and county records list the property owner as Kaori Collins.
