Sackhoff Applies for 1907 Home Demolition

PORTLAND, Ore. – Dennis Sackhoff‘s Urban Development Group has applied for demolition of a single family home as part of his project on SE 50th and Stephens.

Sackhoff purchased a 1947 factory building in October. Shortly after, he applied for demolition of the 7,360 square foot building, located at 1916 SE 50th. No construction permits have been filed.

Four days after purchasing the factory, a sale was recorded for the house directly south of the factory, with UDG Stephens LLC as the buyer. UDG Stephens LLC is registered to Mary Sackhoff at 735 SW 158th Ave. in Beaverton.

The house, located at 1924 SE 50th, was built in 1907. It is 1,241 square feet in size, and sits on a 5,000 square foot lot.

Sackhoff purchased the home for $470,000, making it a close third highest sale price for a house to be demolished that the Portland Chronicle has profiled (the second highest was a home in Eastmoreland, and the highest is a house in the Northwest District which sold for $655,000).

On Dec. 3 the city received an application for demolition of the house. The applicant was David Mullens of Urban Development Group.

The Mt. Tabor Neighborhood Association said it has received a notice of “intent to demolish.” It says it has no plans to request an extended delay the demolition, beyond the 35-day delay which is automatic as Sackhoff will build multifamily housing on the site, unless neighbors express interest.

To further delay the demolition, a form must be filled out and submitted to the city by Jan. 7.

Property records indicate UDG Stephens LLC also owns the 1,800 square foot vacant lot directly east of the home.

The factory is built on two separate lots, one totaling 10,000 square feet and the other 5,000. With all four lots combined, Sackhoff will likely be building on a roughly 22,000 square foot parcel of land. This is over two times larger than Sackhoff’s Hawthorne development, and is about 7,000 square feet larger than his 81-unit building on SE 37th and Division.
