Subdivision on Belmont, Density Incoming, House to Remain

PORTLAND, Ore. – Density is coming to Southeast Belmont Street as an upcoming project will subdivide a lot for multiple dwelling units to be constructed.

The property, located at 2423 SE Belmont St., is occupied by one single-family residence built in 1921, which sits on the 9,660 square foot lot.

The lot sold in August for $610,000 to DEZ Development LLC. In November the city received an application for development.

The developer plans to subdivide the property from its current single lot into five separate lots. New construction is planned on four of the lots, with three units of attached housing on the Morrison Street side of the property and one new house on the Belmont Street side. The 94-year-old house will remain in place.

An existing garage will likely be demolished to make room for the new house. No on-site parking is proposed with the new development.

Numerous trees line the Morrison Street frontage of the property. The development proposal states that “all trees on the site are proposed to be removed with mitigation through a payment into the City Tree Fund…”

Notice was sent out to neighbors on Jan. 5, and the Bureau of Development Services will publish a decision in mid-February.

The owner of the property is Slavik Dezhnyuk of DEZ Development LLC, and the applicant is Mike Coyle of Faster Permits.

In May 2014 DEZ Development LLC demolished a 1915 single family residence at 7032 NE 15th, replacing it with a two-story residence.

In 2013 the development company demolished a 1905 single family home at 3736 SE 32nd. That house was purchased for $157,000, demolished, replaced with a new house and sold for $505,000.
