Townhouses Will Replace 1912 Arbor Lodge Single-Family Home

PORTLAND, Ore. – A 103-year-old single-family home in the Arbor Lodge neighborhood will be demolished and the lot will be split for two new housing units.

The 1912 house, located at 6111 N. Concord Ave., is 864 square feet in size and sits on a 3,780-square-foot lot. In September it sold for $190,000, which was the same price it had previously sold for in 2007.

In January the new owner applied for demolition of the 103-year-old home, a lot partition of the 3,780-square-foot property and construction of a new two-unit townhouse building. It will be three stories tall and will not include a garage for either unit, although there will be a “bike shed.”

The property is in an R1 zone, meaning there can be one residential unit per 1,000 square feet of land. It is also within a Design Overlay Zone, which will require “design review or compliance with the Community Design Standards” in order to ensure “that certain types of infill development will be compatible with the neighborhood and enhance the area.”

The new owner is Green Canopy Homes LLC. While there is no business registry under this name, a business called Green Canopy Inc. is registered at the same address as the applicants on the development.

Green Canopy Inc. lists Aaron Fairchild as its president and Andrew Wolverton as its secretary, registered at an address in the Pearl District.

The development company aims to “inspire resource efficiency in residential markets,” according to its mission statement. The demolition of the house on North Concord is set to be approved Feb. 25.
