PORTLAND, Ore. – A notorious development company will demolish a 65-year-old triplex in the Richmond neighborhood and replace it with at least two and very likely three new single-family units.

Update: The developer has stated the plan is to build five new single-family homes.

The building is located at 3029 SE Franklin St. and was built in 1950. Public records state It sits on a 10,000-square-foot lot, although the underlying lot configuration indicates an area closer to 13,000 square feet.

Public records show the owners as Linda and John Grow. But while the city and county cite the most recent sale as taking place in 1987 for $65,800, real estate database websites offer more recent information.

Remmers

Two weeks after the sale went through Remmers applied for demolition of the triplex. Because it is not a single-family home it was not subject to the 35-day demolition delay and the permit was issued the same day as the application was received.

There is one 5,000-square-foot and two 4,000-square-foot underlying lots underneath the current configuration, which the developer applied to reopen. So far two construction permits have been applied for, on the underlying lots along Franklin Street. The corner lot has not yet been the subject of a construction application.

Both new houses will be two stories with a “lower floor bedroom” and a “tuck under garage.” The permits state that each will be the same design as its neighbor.

A real estate listing for the triplex offers photos and gives some insight into its condition at
65 years of age.
