Checking In: 1905 Home Replaced by 206 Units

PORTLAND, Ore. – A 112-year-old single-family house and multiple surrounding buildings are being replaced by six stories of multifamily housing built by a California-based development company.

Located at 928 NE 28th Ave., a house built in 1905 sat on a 9,300-square-foot lot. Behind the building, multiple structures including a 1958 commercial building sat on several properties with frontage against Northeast Sandy Boulevard.

The building and surrounding nearly 40,000 square feet of land changed hands multiple times in the last few years. It most recently sold in 2016 to Fairfield Sandy Limited Partnership, registered at an address in San Diego, Calif., for $3.6 million. The company is part of nationwide development firm Fairfield Residential.

On Feb. 16, 2017 the city received a demolition application for the home, with the owner listed as Fairfield Sandy LP, the applicant listed as Konell Construction and Demolition, and the contractor as Lovett Deconstruction Inc. The permit was issued on Feb. 24.

The house was ultimately deconstructed, and it served as a case study for the city’s Deconstruction Grant Program. The Hollywood Star-News wrote about the demolition/deconstruction.

The single-family house is being replaced by a six-story, 206-unit apartment complex. Dubbed Sandy28, the project is slated for completion this year and is currently leasing units. The building contains studio, one-bedroom and two-bedroom units starting at $1,403 per month, according to its website.
